[問題] 新北副都心的建案規劃已回收
最近長輩希望換屋到交通方便,有電梯跟停車位的大樓,
日前也去看了頭前重劃區或副都心一帶的推案,
發現副都心的開價明顯高了頭前5-10萬/坪,
想想或許是因為離機場捷運線較近的關係,
除此之外也可能是因為副都心主要規劃成商業區?!
當然長輩也注意到了副都心一些案子都規劃成辦公事務所,
因此在樓梯間有設置公廁 (感覺會是日後管理上的麻煩)
建商在合約裡有提到建管處核准後會二次施工拆除?!
令人很疑惑建商是不是游走在法律邊緣? 想請教大家:
1. 規劃成辦公事務所的住宅(所謂住商混合)有什麼優缺點?
長輩會擔心將來社區的管理會很麻煩, 住戶使用也會越來越混雜
2. 建商二次施工並不會變更住宅使用, 這對將來有什麼影響?
3. 是因為政府規劃使用規範的關係建商才登記住商混合使用嗎?
如果只是純自住客值得買辦公事務所的住宅嗎?
