[問題] 法拍屋不點交

請問各位前輩,我爸買了一間尚未點交的法拍屋,前屋主提出此法拍屋的租賃合約,
經我方仲介表示,法院已認定原屋主租賃合約無效,且預計於近期由警察執行強制遷移
但今日我們確收到承租戶(前屋主的公司)委託律師發的一封存證信函,
內容大致上為:
「本公司自民國81年承租房屋迄今,惟於103年收受法院通知,xxx取得該房屋所有權,
因不知xxx之匯款帳戶或其他清償方式,尚無法交付租金,故函催xxx於24小時內提
出匯款帳戶或其他清償方式,倘逾期即依法提存。」
請問各位前輩,對方這樣做的意圖為何,應該要怎樣因應呢?
