建商屢破市場行情 民怨:高雄房價「台北化」?

自去年起各大建商相繼插旗高雄,並屢屢打破市場行情,尤以高雄美術館,不到9個月地
價竟飆漲80%,自然也波及該區行情,讓當地民眾不禁抱怨,難道高雄房價要「台北化」
了嗎?
回顧去年8、9月興富發分別以不同名義買下高雄美術館周邊土地,其中以每坪230萬元購
得美術東二路及明誠四路口的土地,創下新高。而今年4月京城建設以總價42.71億元,標
下美術東二路占地約1394坪的土地,換算每坪306.2萬元,刷新記錄,市場預測,未來推
案每坪至少50萬元起跳。
資深建商表示,興富發買地較市價高出50%,而京城標地再比興富發行情貴上33%,短期間
高雄美術館區的土地竟上漲80%。而代銷業者表示,土地價格偏高,對購屋者不利,如去
年高美館房價每坪還有20萬元以下,如今開價25萬元,漲幅25%。
眼見高雄地價及房價的水漲船高,有民眾不禁擔憂是否步上台北後塵?對此,專家指出,
高雄雖有重大建設話題發酵,但就業及民生用水等問題尚未解套,短期間恐難和台北市相
提並論。
