[閒聊] 以房養老來降低遺產的房地合一稅
最近在跟親戚閒聊,談到新制的房地合一稅,對遺產繼承者日後售屋會造成很大負擔。
舉例來說,如果繼承了105年後沒有貸款的房子現值1000萬,
假設15年後往生,保守估計變成2000萬。
若是繼承者要在兩年內變現,假設這時候房地現值600萬,
那要交房地合一稅1400*0.35=490萬。
但如果這間房子去做以屋養老,以7成為例,貸15年700萬,每個月可以拿到3.8~2.6萬。
可以當作生活費,不用跟子女拿錢。
而且假設15年剛好走了,房子增值到2000萬。給銀行法拍後,扣掉700萬,
子女應該可以拿回1300萬,只要繳房地合一1300*0.2=260萬。
不僅扣稅少,而且屋主每個月可以有一筆生活費使用,似乎比死守一間房子來的有用。
不過這裡有一個風險,如果15年內沒有死,必須還700萬本金,不然得搬家讓銀行法拍。
這樣的想法是否有盲點,想跟大家討論一下
