都更破滅,對於任何一方都沒有好處。
台北老公寓價跌,買方真的買得下去?
就算站在自住客角度,跟你說你現在買的房子都更無望,
假設現在30年公寓,等你繳完貸款房子也快50歲了,
你想換屋,發現
1.無法都更,房價比你買的時候跌更慘。
2.房屋超過使用年限,銀行貸款成數及期數,也造成新買家下不了手。
結果就是無法換屋,你只能住一輩子老房子然後繼承給孩子或是住到樓垮掉。
想到這種場景,你現在會願意買老公寓?就算真的跌了兩三成?
台灣近年來民粹主義高漲,其實是很不利投資方的,
前幾年的國光石化就是很明顯的例子,
過於仇富仇商、強調人權、環保的下場,就是嚇跑外資,也讓台商紛紛出走。
投資方在外國賺了錢,回台灣炒高房價,
又開始抱怨薪水沒漲,納悶為何房價這麼貴,到底是誰在買,何苦?
歐美其它民主國家,公權力比台灣強多了,在某塊區域內的房子,
外觀、樓高、建材全都要配合整體社區,美麗的城市街景就是要靠強硬執行的公權力,
過於強調人民自主權就是什麼政策都將致礙難行,台灣已經越來越鑽入那死胡同了。
