北市破盤價 景美建案4字頭

景美「萬芳靚」
分享北市中心出現4字頭破盤價,位於景美「萬芳靚」打出廣告戶33.7坪、總領1,488萬元
,換算每坪單價僅44.15萬元,不僅較區域高價案腰斬,更寫下北市新建案及捷運周邊新
案最低推案價等雙低紀錄;房產專家表示,新案帶來的價格破壞力,將衝擊台北市捷運宅
及新案價格重新定義。
「萬芳靚」案場銷售人員表示,房市轉由自住客戶撐盤,加上首購、換屋客購屋時會多比
較、評估眾多產品,且不會立即做決定,為加速新案去化順利,祭出1,488萬元購買二房
、約33.7坪新屋策略,希望刺激買氣攀升。
「萬芳靚」為全新完工新成屋案,自9月中旬開賣至今,銷售率近二成,平均每坪開價約4
8萬至52萬元,其中廣告戶打出1,488萬元買二房,換算每坪推案價僅44.15萬元。
住展雜誌企研室經理何世昌表示,該案4字頭的震撼價,不僅寫下北市新建案推案價新低
紀錄,且該案距離捷運萬芳醫院站僅500公尺,更創下捷運周邊新案最低推案價等雙低紀
錄。
據實價登錄網資訊,近兩年捷運萬芳醫院站周邊屋齡五年內新成屋,平均每坪成交價59.3
7萬元,五至10年、10至15年內中古住宅大樓,每坪成交均價也分別要57.6萬元、52.59萬
元,區域內15至25年的中古住宅大樓每坪成交均價約42.35萬元,顯示新建案的推案價已
向中古屋行情靠攏,「新屋中古價」的趨勢越來越明顯。
據住展房屋網最新資料顯示,目前景美、木柵地區最貴新案為「忠順大院」、「彩葉山漆
莖」、「靜心苑」,每坪開價分別達85萬元、82萬元,以及80萬元(頂樓);何世昌強調
,「萬芳靚」新案的價格,僅是區域高價案的一半,不僅已為區域行情投下震撼彈,接下
來該案所帶來的價格破壞力,將重新改寫民眾對台北市捷運宅和新建案價格的重新認知。
