[新聞] 徵稅、獎勵 逼空屋租售已回收

台灣房市凸顯兩個世界,有錢人拚命購屋置產,年輕人卻只能望空屋興嘆。在房價飆漲之
際,全台空屋總數創下一五六萬戶新高,造成國家資源浪費以及治安死角,甚至泡沫化疑
慮。
這十年來,全台空屋暴增達卅三萬戶,主因兩岸關係和緩、長期低利率環境,再加調降遺
贈稅等因素,引發台商、外資與港資等資金回流投入房地產,營造國內房市有史以來最大
一波多頭行情。
全台空屋續創新高,更加凸顯「有錢人拚命置產,但欲購屋者買不起」的諷刺扭曲現象。
面對房市可能泡沫化疑慮,央行陸續祭出三波打房措施,但成效有限,若要採取升息猛藥
,抑制房價,與當前全球各國央行為拚經濟,紛紛降息氛圍,背道而馳,可謂是陷入兩難
。
「台灣房屋持有成本比一台轎車還要低」天時地利不動產顧問總經理張欣民說,擁有一千
萬房屋一年繳納房屋稅與地價稅約一萬元,比擁有一台兩千CC轎車要繳納牌照稅與燃料
稅一萬七千元還要低。他建議政府課徵空屋稅,解決空屋飆升問題。
馬政府為解決民怨之首的高房價,計畫興建合宜住宅,以解決年輕人購屋與租屋需求,但
諷刺的是,全台龐大空屋卻閒置不用,任其變為「鬼城」。
面對龐大的空屋,政府應該做的是進行整合,例如課徵空屋稅,同時祭出相關獎勵措施,
逼使空屋出租與出售,讓年輕人租得起房子,以解決房屋供需失調問題。

不敢走升息的變向走法 走稅收???
現在就是要各種作法讓炒作成本提高就是了?!
政策不利房地產健全之發展! 勿輕易投入
