[心得] 分享竹北買屋與賣屋心得消失
大家都說買方跟賣方心態是相反, 買方覺得賣方賺太大, 賣方覺得為什麼自己的
房子總是不如行情好?
小弟父母在07年在竹北買了一棟新成屋, 總價1350, 雙平面車位, 權狀65坪不含車位.
今年因為奶奶年事過高, 加上父母已接近退休年齡, 索性就退休了, 回老家照顧老人家,
省了請傭人的錢. 我就自己單飛去租屋....
既然花了1350買的房子, 我們打算賣多少呢? 當然也是越多越好XD, 跟信義的仲介
談完後, 他拿了許多同社區的case, 跟我們說成交大約會落在1700~1800之間.
六年前, 1350, 現在, 算最高價1800好了, 漲了34.6%, 聽起來還不賴?
可是我們算了一下, 裝潢170+六年來利息95(貸款1000整), 就花了265, 使得購屋
成本變成1615, 然後真的運氣很好成交1800, 還要扣掉4%仲介費72, 實拿1728,
1728-1615=113, 還有賺錢賣喔! 但是實際的獲利是8.4% , 假如不幸只賣到1700,
真的只能慶幸沒有賠錢賣了, 我最大的心得是, 房價其實根本沒漲多少,
為什麼買賣雙方都覺得自己虧, 是因為買方只看到賣方的購屋價格, 常常忽略裝潢,
利息等因素覺得賣方賺很大, 而賣方就感覺說為什麼新聞,
或是實價登錄在在顯示價格上漲N%, 但是自己賣掉時獲利卻只有N/4% or (N-25)%,
遠不如行情. 而造成房價上漲的罪魁禍首, 扣掉裝潢(假如買方願意買帳)
, 其實就是利息與仲介費了. 不知道我的看法對不對, 但是我認為,
調漲利率打擊通膨是錯誤的說法, 利率可以說是造成通膨的一個環節.
短時間或許可以讓熱錢回到銀行, 但是當利率下降時, 因為收到利息, 到時候
釋放的熱錢反而更多, 造成長期的通膨.
而仲介也是造成房價上漲的一環, 誰都不想賠錢賣房子, 這次被賣方轉嫁的仲介費,
下一次變成賣方只會再一次加到買方身上, 如此循環下去, 賣方為了不賠錢賣
當然也只能越賣越貴. 再來就是更重要的, 房屋使用心態, 其實住在房子裡,
房子應該要折舊的, 對於使用這幢房屋, 持有者或使用者應該要有"花費"的想法,
例如賣價1000萬的房子使用年限是50年, 第一個持有者住了十年想賣掉, 他不應該
認為他的房子要賣超過1000萬他才沒有賠, 而是只要賣超過800萬他就有賺,
當然這是在沒有土地持分與通膨的情況下, 畢竟土地不會折舊. 只能說,
房地產, 好難啊!
