第二戶限貸六成,只會刺激房價上漲。
可從三個面向來看
第一個面向
「獲利」
其實很簡單的邏輯,
你貨品進貨量變少,
要有相同獲利,
一定是調高價格,
假設投資兩間房子,
兩間各2000萬,總共要賺1000萬,
一間就是賣「2500萬」,
結果限貸後只買一間,要賺1000萬,
那就是一間賣「3000萬」。
第二個面向
「量」
當獲得市場待售的量變得稀缺,
市場待售的房屋將變得炙手可熱,
大家都得去搶更少的房子,
進而把價格抬上來。
第三個面向
「成本」
當第二戶限貸後,
要投資第二戶的人成本變高,
成本變高後,
房價肯定會反應成本墊上去。
這次的限貸令,
就是標準炒房政策
