就算真的泡沫後 ,
市場能接受的價格在哪 ?
因為現在的物價蓋起房子就是這麼"貴" .
油電雙漲得風聲一放 , 國內的物料供應商就馬上漲 .
台灣東陶(TOTO)更是立馬漲了30% , 平均也都有10%
我們事務所這3年的台北市新建物工程實際造價平均起來 ,
結構體+水電 約在18萬~19萬之間 ,
這還只是建商的營建成本 , 土地及人事成本另計 .
除非有像林口淡水三峽那種超級大的腹地跟超級便宜的地價 ,
讓你作造鎮型的集合住宅興建來大幅壓低造價 .
更別說現在熱錢超多的 ,
永和某間烤鴨店旁不到300m2的小空地 ,
住宅區 , 容積率300% , 上週被新的買方秒殺 .
新買方的土地成本每坪灌到滿也要3x萬 , 在加上興建成本 ...
售坪粗估至少要60起跳 ...
