講到這裡就有趣了,要從上述兩點要推論到「房租不會漲」,似乎有點太快
的確,大家都承認,台灣薪資平均所得一直在倒退
租屋是供需平衡,薪資不漲,租屋人不變多,房租很難漲
但台北房價又膨脹的太厲害,使得原來買得起房的人只租的起房
前面很多人說到「買不起房的,都是相對經濟弱勢」
問題是這些相對弱勢者,實在不乏年入百萬以上者
我手邊沒有確切數據,但我相信如果做一個租屋者「年齡層」或「年收入」調查
兩者的數字在近年應該都是大幅正增加
身邊的朋友、同事,月薪超過10萬/月的至少也2、30位
絕大多數如果沒在幾年前買房,就是租屋,每月房租3、4萬的比比皆是
反正房價就等崩盤,崩不下來就每月租,租金相對便宜太多了
在台北市,人人都說投報率2%,但我租房這麼久,3萬房租的房子
每次問房東1800萬賣不賣,房東都只回我:如果我有幾間,他就跟我收幾間...
