Re: [心得] 買不如租已回收
我是站在租不如買這方的,就算是房貸的金額比租金高,
對自己的資產來說,房貸算是一種存款,租金只是單純消費。
但是其實我覺得買房壓力最大癥結點,
其實不是在每個月的房貸,而是根本拿不出頭期款。
以1000萬的房子,頭期準備個250萬好了,
小弟覺得有辦法讓自己銀行裡存到250萬的家庭,
不至於會無法負擔每個月三萬多的本利和,
如果說是非自住,還有收租金的話,每個月負擔可能連一萬都不到。
租金收益+房屋增值-銀行利息=實質收入,房屋以目前來看北部幾乎只有漲沒在跌的。
再說現在利率真的很低,2%,這是一個什麼樣的概念?
假設今天我跟銀行借一千萬去做生意,一個月平均利息是一萬六。
以商業的角度來看,跟人借一千萬,
只要創造出一個月多賺一萬六就是賺錢的生意,有很困難嗎?
以投資收租來看的話,就算是北部,
套房投報率要做到2%的兩倍甚至三倍以上,也都不是辦不到的事情。
而且如果是長期收租用的話,房價如果漲了要變賣不但可賺回一筆,
就算之後房價不漲甚至跌,也幾乎不會影響收租的投報率,何樂不為?
