租屋有一個問題是看地點,
每個地點有各自的"房價市場"跟"租金市場"
房東的立場跟房客的立場是相對的,是零和。
對買房子來出租的房東來說,投資報酬率是一個必須要去計算的東西。
所以投資報酬率跟房東有關,那由前面得知房客跟房東立場是相對,
你覺得投資報酬率跟房客有沒有關係?
現在台北市的投資報酬率已經太低了,大概很少人會去買台北市房子來租人用了。
因為大家該知道租金是跟薪水有關,跟房價關係不大。
(房價可以三四年漲兩倍,但你租金別說漲兩倍,1.5倍就沒人跟你租了)
也因此買台北市的房子的投資客,目標是希望未來房價上漲後獲利了結,
而不是小小的租金收入,因為租金收入對於投資報酬率來說是相當低的,
這也是為啥如果是要住台北的話,買不如租。因為房東虧就是房客賺。
扣掉台北市,其它房價較低的地方,可能租金的投資報酬率房東算起來就是有賺頭,
所以就是會有人喜歡特地買房子來租人,即使是個根本不會漲的房子。
你每個月繳給房東的租金,跟房東繳給銀行的房貸相當,
那你何不自己繳房貸給銀行當屋主?當自己的房東?
這種市場下就是租不如買,以上個人淺見。
